About Us
1 Architectural Consultant was established in 2000 by MILLIND SAMEL.
Since its inception the primary focus of the firm has been towards providing Consultancy to Developers making foray into development of the city of Mumbai.
VIKKASINI HEMMADI as an Associate Architect has further added dimensions of planning and aesthetics within set parameters.
POURNIMA RAJE has joined us as Consultant and has increased our capabilities.
1 Architectural Consultant provides space planning along with accurate estimate of the project development and is one of the leading Architectural Consultancy Firm having office in heart of Mumbai and a staff of 30+.
The firm is also strengthened by several affiliates and strategic alliances offering planning services and design.
We are proud to be a firm recognized for our know‐how of Development Control And Promotion Regulations – 2034 for City of Mumbai.

Expertise
Other than proposals having zonal FSI we provide assistance and guidance for ‐33(7) Reconstruction or redevelopment of cessed buildings in the Island City by Cooperative Housing Societies or of old buildings belonging to the Corporation – For reconstruction/ redevelopment to be undertaken by Cooperative Housing Societies of existing tenants or by Co‐operative Housing Societies of Landlords and/or Occupiers of a cessed building of 'A' category in Island City, which attracts the provisions of MHADA Act 1976, and for reconstruction/ redevelopment of the buildings of theCorporation constructed prior to 1940.
33(9) For reconstruction of cessed buildings and Urban Renewal Scheme undertaken by the Maharashtra Housing and Area Development Authority or the Mumbai Housing and area Development Board or Corporation in the Island City.
33(24) Incentive FSI for the construction of a public parking lot, depending on the location of the plot, the extra FSI could be up to 50% of the area used to build the car park.
